The Floor Area Ratio Gradient: New York City, 1890-2007

چکیده
An important measure of the capitalland ratio in urban areas is the Floor Area Ratio (FAR), which gives a building’s total floor area divided by the plot size. Variations in the FAR across cities remain an understudied measure of urban spatial structure. We examine how the FAR varies across the five boroughs of New York City. In particular, we focus on the FAR gradient over the 20 century. First we find that the gradient became steeper in the early part of the 20 century, but then flattened in the 1930s, and has remained relatively constant since the mid1940s. Next we identify the slope of the gradient across space, using the Empire State Building as our core location. We find significant variation of the slope coefficients, using both ordinary least squares and geographically weighted regressions. We then identify subcenters, and show that while accounting for them can better capture New York’s spatial structure, by and large the city remains monocentric with respect to its FAR. Lastly, we find a nonlinear and nonmontonic relationship between plot sizes and the FAR across the city.

The human population has been growing at least at the rate of 1.2% annually since 1960 reachingup to 6.4B in 2002 and more than 7.0B in 2012. In Davao City, the annual population growth rate is running at 3.22%in year 1990, at 2.41% last 2007 and recently in 2013 at 2.36%. The alarming problem we confront today is thatthe increase in land area for human use does not expand in proportion to popu...

The Kordkanlo Basin, one of the Atrak sub-basins, located in the northeastern of the Ghoochan city, the Khorasan Razavi Province; is situated in Kopet Dagh geologic zone. The overall objective of this study is to evaluate the morphotectonic effects on the drainage network of the basin, using morphometric indicators. In this research, morphometric quantitative indicators of hypsometric integral ...
متن کاملNeeded: Global Collaboration for Comparative Research on Cities and Health
Over half of the world’s population lives in cities and United Nations (UN) demographers project an increase of 2.5 billion more urban dwellers by 2050. Yet there is too little systematic comparative research on the practice of urban health policy and management (HPAM), particularly in the megacities of middle-income and developing nations. We make a case for creating a global database on citie...
